When does roof moss become a problem?
Roof moss is common on UK homes, particularly on shaded or north-facing roofs where moisture takes longer to dry.
A light covering of moss isn’t always urgent. Problems usually arise when moss begins to:
- Build up thickly along tile edges
- Hold moisture against the roof surface
- Break away and block gutters
- Cause water to back up or overflow during rainfall
In these situations, careful removal helps protect both the roof covering and the drainage system below.
Why pressure washing roofs is risky
Pressure washing may look effective, but on roof tiles it carries significant risks. High-pressure water can:
- Strip the protective surface from tiles
- Damage pointing and flashings
- Force water underneath tiles
- Shorten the overall lifespan of the roof
For this reason, we never pressure wash roofs.
Our approach focuses on manual removal and controlled treatment — slower, but far safer for the structure of the roof.
How our roof moss removal process works
Manual moss removal
Moss is carefully scraped by hand using specialist tools. This typically removes between 80 and 95 percent of visible moss without aggressive force. All loosened debris is collected and removed from site.
Gutter clearance
As moss is removed, gutters are cleared to prevent blockages caused by falling debris. Downpipes are also checked to ensure free-flowing drainage.
Biocide treatment
A professional biocide treatment is applied to kill remaining moss spores and slow regrowth. This treatment continues working over time after application.

Is roof moss removal right for every roof?
No — and this is important.
Roof moss removal is generally suitable for concrete or clay tiled roofs, roofs in sound condition, and properties where safe access can be achieved.
It may not be suitable for fragile or deteriorating roofs, roofs with failing tiles or pointing, or situations where safe access cannot be achieved.
We always carry out a visual inspection first. If removal isn’t appropriate, we’ll tell you — even if that means not taking the job on.

How long do the results last?
Moss is removed immediately during the manual removal process, improving appearance and reducing moisture retention straight away.
The biocide treatment continues working over time, targeting remaining spores and slowing future growth.
Regrowth is typically slowed for up to 10 years, depending on roof orientation, shade, surrounding trees, and local conditions.
No method prevents moss forever, but careful removal and treatment significantly reduce how often work is needed.
